Fire Pump Systems

SATU Innovative supplies fire pump packages for Thai industrial sites, and holds the NFPA 25 inspection, testing and maintenance contract that keeps them honest afterwards. Both halves, one accountable party — because the two most common ways a fire pump fails an audit are a package that was never fully listed, and a curve nobody has measured since commissioning.

Fire pump packages

Horizontal split-case, vertical in-line, end-suction and vertical turbine pumps, electric or diesel driven, sized to NFPA 20 and to the demand of the system they actually serve. We size from the governing fire scenario rather than from the pump on the old nameplate: NFPA 20 requires the greatest single fire-protection demand to sit at or below 150% of rated capacity, which is the check that most brownfield replacements quietly fail.

Scope covers pump and driver selection, controller and transfer switch, jockey pump, relief and test arrangements, suction and discharge pipework, hydraulic calculations, installation, commissioning and the field acceptance test.

A fire pump is three listings, not one

This is the finding that comes up most often on survey, and it is the one that costs the most to fix late:

  • The pump — UL 448
  • The diesel engine — UL 1247
  • The controller — UL 218

An electric motor-driven pump with an alternate power supply adds a fourth listing — the transfer switch, UL 1008. A diesel set has none: it starts from two independent battery banks.

A listed pump bolted to an unlisted controller is not a listed package. It usually surfaces at the acceptance test, at the worst possible point in a project schedule. We check all four at quotation stage and put the certificates in the handover file.

Controller replacement before failure, not after

A controller ages out on components, not on service life. It passes every weekly churn test right up until it does not.

The controller is a single point of failure for the entire fire water system, and it ages on components rather than on running hours — capacitors dry out, relay contacts pit, chargers drift, spare parts stop being made. Replaced on plan it is a specified purchase with a survey behind it and a competitive price. Replaced after it fails it is an emergency purchase at whatever the lead time happens to be that week, while the pump sits unavailable.

The part clients do not expect to be the hard part: recovering the pressure settings and timers that were never written down anywhere except inside the controller being removed. Survey first, or you commission from guesswork.

Commissioning and the baseline curve

The field acceptance test runs the complete unit — pump, driver and controller — at churn, 100% of rated flow and 150% of rated capacity, plotted against the certified shop test, with controller and transfer-switch operation verified. That curve is not paperwork. It becomes the baseline every future annual test is measured against, and it is the one document on a fire pump that cannot be recreated later. We hand it over as a deliverable, not as an afterthought.

Annual performance testing and ITM

NFPA 25 requires an annual three-point flow test, with every point holding at 95% or better of a permitted baseline, and the pump still meeting the demand of the most demanding system it serves. Between annual tests the no-flow test runs weekly for diesel and weekly or monthly for electric, depending on the installation.

Thai law makes the test compulsory; NFPA 25 defines what a test is, and the two do not ask for the same thing. Our ITM contracts cover the annual flow test and report, the weekly and monthly regime, controller and transfer-switch function tests, relief valve and suction screen work, diesel fuel testing, and the record trail Thai regulators ask to see.

Compliance in Thailand

Four instruments reach fire pumps, depending on the site: the factory fire notification of ประกาศกระทรวงอุตสาหกรรม พ.ศ. 2552, which requires fire water sufficient for at least thirty minutes and installation to accepted international standards; กถกระทรวง ฉบับที่ 33 (พ.ศ. 2535) as amended, for high-rise and extra-large buildings; the workplace fire regulation of พ.ศ. 2555 as amended; and for LPG depots the energy notification of พ.ศ. 2567, which requires at least one engine-driven pump, thirty minutes of duty, and an annual test the DOEB audits. Design and certification fall to a licensed professional engineer.

Why SATU

That matters more than it sounds: the party who commissioned the pump is the party who owns the baseline curve, and the party who owns the baseline curve is the only one who can tell you honestly whether this year’s test is a pass. Splitting those two roles across a supplier and a service contractor is how sites end up comparing this year against last year and calling it compliance.
